Mortgage surveys are required as part of the process to transfer a home or homesite to a new owner from the previous owner. We locate and verify the boundary of the land, then the building and any existing improvements such as porches, new additions, fences, sheds and outbuildings are located as well. The Plat of Survey displays these features in relation to the boundary and is ready to be filed with the proper offices and departments as necessary.
TOPOGRAPHIC SURVEYS, FEMA FLOOD ELEVATION / LOMA CERTIFICATES, BASE FLOOD ELEVATION DETERMINATION
Topography maps provide a plan view of a portion of the earth’s surface showing natural and man made features; i.e.: rivers, lakes, roads, buildings, etc. The shape or relief of the area is shown by contour lines, which denote change in elevation, usually in 1-foot intervals.
Topographic surveys can be conducted from an "assumed" elevation, although in many cases a there is a requirement to provide a "true elevation" topography exhibit. In these instances it is necessary to charge an additional fee to "bring in" a true elevation above sea level from an existing set of benchmarks.
We provide state of the art techniques along with experience to determine the precise elevations of the ground to make the designing phase of the project as simple as possible. Other applications include earthwork volumes, drainage studies, flood elevation certificates, determining base flood elevations, final grading and final engineering as builds.
BENCHMARKS, HORIZONTAL & VERTICAL CONTROL
Benchmarks, simply put, are locations whose position as well as true elevation above sea level has been measured accurately.
The current NGS standard for vertical measurements is the North American Vertical Datum - 1988 (NAVD 88). Though it is superceded by NAVD 88, there is still frequent use of the older NGVD 1929 vertical standard.

LAND BOUNDARY VERIFICATION & RECTIFICATION, DEED RESEARCH & RETRACEMENT
Land boundary surveying is the process requiring sufficient study, investigation and evaluation affecting the location of the occupation lines, boundaries, recorded title lines and may include right of way and easements within or surrounding a certain lot or parcel of land. Additional title research is often required, and we are considered experts in our trade, with expanded ability to search the available records at both public and private agencies.
The purpose of a boundary survey is to establish, or re-establish on the ground, the physical or theoretical location and extent of the title lines. This typically includes comparison to existing lines of occupation as well as displaying any improvements such as buildings, sheds, fences, etc. and their relationship to the monumental boundary line.
SURVEYING OF LARGER TRACTS, SECTION BREAKDOWN, METES & BOUNDS, FARMS
This type of surveying is typically done on larger tracts of land which range from 1 acre up to a whole section (640 acres). Terminology that is common in this kind of survey includes:
- "That Part of Section 17, Township 40 North, Range 8 East of the Third Principal Meridian..."
- "The West Half of the Southeast Quarter of Section 12..."
A Plat of Survey displaying something similar to these examples are a signal that the parcel of land has been carved out of a larger tract through a process called "Aliquot Parts."
Site plans are necessary to obtain a building permit from city, township, or county agencies. They are created either by placing the proposed house, driveway, and other improvements within a pre-existing Master Grading Plan already approved by the overseeing agency, or by designing a new Site Plan from the beginning.
Typical steps for creating a Site Plan include:
- Boundary verification of the lot.
- Topographic survey of the existing lot conditions and improvements.
- Locating and verifying existing utilites - Storm, Sanitary, Water.
- Measuring the foundation elevations of the adjacent buildings or homes.
Once the above steps are completed and studied, the proposed grading, additional utilities, and other improvements can be designed as necessary to accomodate the new buildings and improvements.

AS-BUILT ENGINEERING & FINAL GRADING SURVEYS
These drawings demonstrate how the completed site has been built according to the original intent of the proposed plans by showing the final conditions of the site along with the proposed conditions.
This survey is usually required before any permits for use or occupancy will be granted.
